Why hard water is killing your water heater

Your heater is rated for twelve years and will probably manage eight. The reason is sitting on the bottom of the tank right now.

Front Range water carries a substantial mineral load. It is perfectly safe to drink and most people stop noticing it within a month of moving here. Your water heater never stops noticing.

What is actually happening in the tank

Every time the heater cycles, dissolved minerals come out of solution and settle on the floor of the tank. On a gas unit that floor sits directly above the burner. Scale is an excellent insulator, which is precisely the wrong property in this location — it sits between the flame and the water the flame is trying to heat.

The consequences follow logically. The burner runs longer to reach the same temperature, so you use more gas for the same hot shower. The steel above the flame gets hotter than it was designed to because the heat cannot move efficiently into the water. And the glass lining that protects that steel from corrosion begins to break down under the extra thermal stress. Once the lining fails and the steel starts weeping, the tank is finished — there is no repair for that, and anyone who offers one is taking your money.

On an electric unit the mechanism differs slightly but the result is similar: scale builds on the lower heating element, which then overheats and burns out early.

The symptoms, roughly in order

  • Popping, rumbling or kettling noises during a heating cycle — water flashing to steam under the scale layer. This is the earliest reliable signal.
  • Hot water running out sooner than it used to, because scale is taking up volume the tank used to hold.
  • Gas bills creeping up with no change in how much hot water you use.
  • Cloudy or slightly gritty hot water, or sediment in an aerator screen.
  • Water around the base of the tank. By this point the decision has usually been made for you.

The twenty-minute fix nobody does

Flushing the tank once a year drains the sediment out before it packs into a hard layer. It is genuinely the highest-return maintenance in your house and it costs nothing but a hose and some patience.

Broadly: turn the heater to its vacation or pilot setting, shut off the cold supply, run a hose from the drain valve at the bottom to somewhere the water can safely go, open the valve and let several gallons out until it runs clear. Then close it, restore the supply, let the tank refill completely before you turn the heat back up, and check the drain valve is not weeping.

Two honest cautions. On a heater that has never been flushed in ten years, opening the drain valve can disturb enough sediment to block it, and old plastic drain valves sometimes will not reseat afterwards. If yours is elderly and untouched, it is reasonable to have it done the first time by someone who can deal with it if the valve misbehaves. And the water coming out is scalding — treat it accordingly.

While you are there: the anode rod

Inside the tank is a sacrificial magnesium or aluminium rod that corrodes so the steel does not. Hard water consumes it faster. Checking it around year five and replacing it if it is spent costs a fraction of a new heater and can add years to the tank. Almost nobody does this, mostly because almost nobody knows it exists.

Does a water softener make sense?

Sometimes. A softener genuinely extends the life of a water heater, keeps fixtures and glassware cleaner, and is kinder to every rubber seal in the house. Against that: it costs money to install, needs salt and maintenance, and adds a system that itself can fail.

It tends to be worth it if you are staying in the house long term, if you have already replaced one heater early, or if scale on fixtures is genuinely bothering you. It tends not to be worth it if you are moving in a couple of years — annual flushing captures most of the water heater benefit for none of the cost.

What this means at altitude

One thing worth pairing with all of this: Arvada sits above five thousand feet, and gas appliances need high-altitude configuration to burn correctly. A heater that is both scaled and incorrectly configured for elevation is working against itself twice. If yours was installed by somebody who does not routinely work at this elevation, it is worth having checked.
